SMS Terms & Conditions

These SMS Terms & Conditions (“Terms”) govern the SMS/text messaging program operated by Woodland Whispers LLC (“Woodland Whispers”, “we”, “us”, or “our”). By opting in to receive SMS messages from us, you agree to these Terms.

1. Program Description

Woodland Whispers LLC uses SMS messaging solely for operational communication related to residential rentals and applications. By opting in, you may receive messages about:

• Maintenance scheduling and updates
• Technician arrival notifications
• Requests for additional details or photos
• Rent reminders (if applicable)
• Application or screening status updates
• Urgent or emergency notifications (e.g., heat outages, water shutoffs, safety issues)
• General tenant support and property-related communication

We do not send SMS messages for marketing, advertising, or promotional purposes.

2. Message Frequency

Message frequency varies depending on your rental, maintenance needs, and communications with us. Typical usage is approximately 0–10 messages per month, but may be higher during active maintenance or urgent situations.

3. Charges

Woodland Whispers LLC does not charge a separate fee for SMS messages. However, standard message and data rates may apply according to your mobile carrier and plan. You are responsible for any charges imposed by your carrier.

4. Opt-In

You may opt in to our SMS program by:

• Providing your mobile phone number in a rental inquiry, application, or contact form
• Signing a lease or other agreement that includes SMS consent
• Texting our business phone number directly and continuing the conversation
• Providing written consent via email or similar methods

5. Opt-Out Instructions

You may opt out of receiving SMS messages at any time by replying STOP to any message you receive from us. After you send STOP, we will send a confirmation SMS and you will no longer receive messages from us, except where required or allowed for urgent or emergency notifications.

9. Carrier Disclaimer

Mobile carriers are not liable for delayed or undelivered messages. Delivery of SMS messages is subject to effective transmission from your mobile carrier and is outside of our control.

We may update or modify these SMS Terms & Conditions from time to time. The “Last updated” date at the top of this page reflects the most recent version. Continued participation in the SMS program after any changes constitutes your acceptance of the updated Terms.
